What is a Buyers Agent

In the American real estate TV shows, it’s not the Buyers sipping champagne and picking over canapes……… it’s the Buyers Agents being woo’d to show the listing to their clients!

Standard practise in the mad “land of the free” is that the Vendors have a Vendors Agent and the Buyers (who couldn’t possibly cope on their own in these huge cities) employ a Buyers Agent…….real estate agent nirvana!

Usually at 4% flat for Vendors and 3% for Buyers.
Wow.

I believe that with the average Auckland home costing in the millions and investment units nearly three quarters of a million we’ve reached that same spot.
And I’m busy.

Currently sourcing a second investment for an international pilot who can’t possibly do this on his own, a three-bedroom terrace (there are THOUSANDS for sale literally and most with suspect construction foibles) for a single mother who financially cannot afford the slightest mistake, a happy couple with serious family backing buying their first home (had to apologise but it’s not going to be in their preferred Panmure……sorry), and an immediate portfolio……maybe five?….. for an expat family in Melbourne who’ve rightly picked we’re at the bottom of the market.

I look at up to 50 properties a week (Papakura to Torbay to Swanson to Takanini and all in between) and I consistently narrow your market to 5% of what’s on offer no matter the suburb, and whether a residence or investment. Weird but that’s how it turns out every week.

I then shortlist properties we should consider, liaise with the Agents (who tend to know me so we can cut straight to the chase without offence or time wasting) and I even bid at the Auction (under my strategy and your instruction).

All for $15,000 + GST or 1% + GST (whichever is the LARGER, stupid). And I believe I have paid for my own services many times over every transaction, simply by utilising 40 years of skilled negotiating.

It’s too dangerous now to do this on your own – multimillion dollar decisions with only a 9 to 5 lawyer on your side?

We both know you’ll miss the repartee with a hundred real estate agents but you can take solace that you’re in the most expert hands for hire.
